Dave is extremely well versed in all aspects of building -from the bricks and mortar to the finishing touches - because he has spent his whole career in construction. 

 

Beginning more than thirty years ago as a Red Seal Carpenter, Dave gained invaluable hands-on knowledge building hundreds of single family homes and numerous multifamily complexes.  His career then broadened to include constructing churches, schools, manufactured homes, apartment buildings, shopping centers and government facilities.  Ultimately, Dave stepped into the large-scale oversight and experience required to become Western Canada Division Manager for two separate national construction companies, and spent years operating across Canada building residential, retail, commercial and civil construction projects.

Dave now brings that wealth of experience to Pro A Inspections, putting his skills and knowledge to work for you, the client.

What do home inspectors use drones for?

Home inspectors use drones to inspect hard-to reach places. Drones can capture imaging of things like: Property Drainage, Downspouts, Gutters, Roofing, Shingles, Vents, Windows, Siding, Flashing, Skylights, Chimneys, Upper Stories. 

  • What Is A Home Inspection?
    It is a thorough visual inspection of a property. A Home Inspector is trained to be a detective in regard to the major systems and construction of your home.
  • What is included with a full house inspection?
    Our standard inspections start on the exterior of the home, where we'll visually inspected the landscape grading, building envelope, windows, flashing and roofing system. Inside we will inspect the electrical panel and all visible wiring and test all accessible receptacles and light fixtures, we will inspect the HVAC and plumbing systems, we will inspect the attic space, any in-floor heating and finally the operational status and condition of all the appliances, cabinets, windows, doors and plumbing fixtures as well as any damages to the properties flooring, walls and ceiling.
  • How Long Will the Home Inspection Take?
    Depending on the size of your home, a typical inspection takes around 2 1/2 - 3 hours.
  • What tools do you use during your inspection?
    We'll be using a number of tools to assist us in the inspection of your home, among the most common tools are Non-destructive Moisture meters, Thermal Imaging camera, Areial Drone , 3rd party Recall Check on appliances, CO detectors.
  • How do I receive my report and am I able to attend the inspection?
    We use Carson Dunlop's Horizon inspection software to produce one of the most comprehensive reports in the industry. As for attendance we encourage you to come for the last half hour of the inspection to review the report contents with the inspector, where he can answer any questions you may have and show you any areas of concern within the home. We've found that the best way to insure you have the knowledge to make an informed decision is to see any issues in person with an on-site explanation combined with the report you will receive.
  • What happens if I have questions about the property in the future?
    We not only encourage your call but would appreciate the opportunity to answer any questions you may have. We can provide recommendations for other services that you may need to maintain your property.
  • What If the Report Reveals A Problem?
    No house is perfect. If the inspector identifies problems, it doesn’t necessarily mean you shouldn’t buy the house, only that you will know in advance what to expect or if you don’t wish to become involved in future repair work, this information will be extremely important to you.
  • Do I need to be there?
    Although it is not required for client to be present for the inspection, it is highly recommended. This is a great chance to learn more about your new home and ask questions to the professional about the condition of the home and how to maintain it.

  • For each additional 500 sq ft: +$50.00

  • Detached Garage $ 50.00

  • Re-Inspection $ 250.00

  • Thermal Imaging & Drone Photography Included 

  • Travel fees will be assessed based on time and mileage for remote areas.

  •  Prices do not include GST and applicable taxes.
